A short week has seen most of the snagging works completed and the externals transformed form building site to garden. The flats will be further inspected by the Client over the next few days with the official completion being set for 3rd week in April.

External fencing and tarmacing has seen the site progress well over the last few days. The landscaping and planting will be the next external activity to be done, which will give the site a feeling of being almost complete.
Internally, the decorator has nearly finished the last few snags and the cleaner is following up closely behind.
Despite the recent bad weather, the site has continued to move to being completed which will be all-but there over the next few days.

Snagging internally is rapidly being completed, only minimal works are now to be carried out. The cleaners are due in over the next weekend to ensure that the flats are completed to the Wates high standards. Externally, the completion of the tarmac is now imminent, perimeter fencing and landscaping will be completed very shortly.

Works are quickly coming to an end with the removal of the site accommodation and office this week.
Externally, the tarmac and topsoil will soon be underway and internally final decorations and joinery works are getting finished.
The heras and timber hoardings are to remain in position whilst the permanent fencing is completed, this allows the site to remain secure whilst the completed boundary work is completed.
A couple of weeks after the Easter break should see the completion of the project at Second Avenue.

Another week almost finished, the guys on site have worked hard all week. The flagging to pathways and cycle store area has continued, the joiner has being working tirelessly on the final finishes to the flats. The testing and commissioning to the mechanical and electrical work has commenced this week with everything getting the thumbs up from the testers. The decorators have all but finished the flats. Once flats were complete and the paint was dry we laid the vinyl to the kitchens and bathrooms and then we started a thorough clean of the flats.

We are into the last month of works on site now and everything is moving nicely towards completion with the final decorations within the flats taking place. Once a flat is completed by the decorator the door is locked and should any other trade require entry to a finished flat they will be asked to sign the key out. Doing this reduces the risk of any potential damage to the finished flats therefore eliminating revisits by the decorator. This is especially important at this stage of the project as we enter the run in to handover. Testing and commissioning of the mechanical and electrical services has commenced. The joiner is working his way round hanging the pre-finished doors. Externally the flagging to the front elevation is complete.

It was all systems go this week for the plumbers to start filling up the heating systems to the flats, and firing the boilers up to get them nice and toasty for the finishing trades!
The decorations are ongoing, and the joiner is back with us next week to start hanging the pre-finished doors to the flats.
The latex to the ground floors will be carried out at the back end of the week so as not to cause any inconvenience for the other trades requiring access to the flats while the latex is setting.
Externally the pathways are starting to take shape, with the flagging progressing nicely.

With all the kitchens now complete the joiner has continued with the second fix items such as boxing in the pipes to the bathrooms, the plumbers have now completed their works installing the basins. The tiler has completed all the tiling to the kitchens and bathrooms so in turn this brings the decorator back into play to carry out all the remaining decorations to the flats. To ensure the best possible finish we will have the power and the heating on to the flats in time for their arrival. Externally the team have been making in roads to the perimeter with the build up and compacting the stone for the flagged areas. Earlier in the week we installed the rain water harvesting tank and back filled so we could continue with the stoning up.

Firstly we would like to take this opportunity to sincerely thank all the local residents for their continued patience whilst we have been carrying out essential works in the road. This has enabled the team to install the electric supply to the flats. These works paired with the water connection have been a logistical nightmare, but with some good planning and precision they have been completed with minimum disruption. Internally the joiner has been continuing to fit the kitchens which are now 85% complete and the plumber has fitted 50% of the bathrooms leading to the tiler commencing on site to carry out the ceramic tiling to the walls in these areas. Next week we will progress externally with areas being prepped up for the flagging to commence in the not too distant future.

This week we started with the installation of the utilities, with the gas being laid first. So on Monday morning we went around the surrounding area and dropped letters to the local residents explaining the works we were about to carry out. As we are members of the Considerate Constructors Scheme, we also attached a questionnaire to the letter to gain feedback on any problems or potential problems the residents may have with our project, or the works due to be carried out.
On Thursday it was all hands on deck to ensure the gas installation went smoothly, which by the end of the day it was fully installed and back filled. Meanwhile internally the kitchens were delivered early in the week so the joiner cracked straight on with the fitting of them.

Well yet again the weather has really tried to throw the team off track this week, but the battle hardened guys have soldiered on and gone about their tasks with mininum fuss or distraction from the conditions. The Groundworker was back with us this week and he started by clearing the snow from the site then commenced with the works of installing the services to the flats. Meanwhile inside the flats the plastering was completed, the joiner was working his way through the flats doing the second fixing and the plumber had started his second fix to the upstairs flats.

The weather has certainly tried to dampen the spirits of the team this week, but to their credit they have battled on and got stuck into their tasks for the week. The plaster boarders have completed on site today leaving the plasterers to skim the last flat next week. The joiner has been back on site and he has started to second fix the first floor flats. The decorator came at the start of the week to mist coat the flats where the plaster had dried. We are now gearing up for the utility supplies to be installed in the next couple of weeks.

We were back up to a full compliment at the start of the week, with the whole team feeling refreshed and fully recharged after the Christmas break!
Joining the team on Monday were the plasterers, who made in-roads into the skimming of the flats, and by the end of the week three of the flats were completely plastered out.
The boarders carried on from where they left off, with the closing up of the walls and ceilings to the remaining flats and just about keeping in front of the plasterers.
The joiner was back with us finishing off the first fix to the flats also.
