Well yet again the weather has tried and failed to beat the guys on site. The brickwork was brought to completion on Tuesday, leading us nicely onto the renderer commencing work on site with us. The internals are continuing to progress at a good pace with the boarders completing their 1st fix works then moving upstairs to grid out and start to close up the flats that the M&E guys have 1st fixed beforehand. The joiner is following the M&E 1st fixers installing his plywood patresses for future 2nd fix work.

We have had all kinds of weather this week to test the teams character. At the start of the week it was mild but raining, despite this the bricklayers worked on and progressed with the brickwork which is now up to the eaves. The plaster boarding and building of partition walls commenced in the flats upstairs and the joiner followed on fixing the door frames and window boards.
Towards the end of the week the weather took a turn for the worse and the temperature dropped below zero therefore restricting the bricklayers to do any work on the superstructure. As we are a member of the Considerate Constructors Scheme the team showed some Christmas spirit by de-icing local residents cars with them and gritting the road that runs parallel with the project whilst they were waiting for the temperature to rise.

On Monday the bricklayers continued as much they could in the rain. Inside the flats the plaster boarders continued to board the walls and ceilings. Mid week we had the scaffold adapted so the bricklayers could continue to bring the front elevation up to the same level as the other elevations. Towards the end of the week the joiner started on site with fixing of the internal door frames.

This week the joiners joined the site team and started to fit the acoustic floors to the upstairs flats, whilst downstairs the plaster boarders were continuing their work in boarding the ceilings and walls the of flats. Externally the bricklayers progressed well with the brickwork finishing the week off at first floor level.

On Monday the plaster boarders joined us on site to start the boarding to the ceiling and the perimeter boards to the flats upstairs. The brickwork is continuing at a good pace externally and the entrance doors have been fitted. The plumbers were also on site to fix the guttering now the roof is complete.

At the start of the week the bricklayers started with us on site, they set their stall out at the rear elevation and got started on the brickwork. The roofers continued to make good progress with the tiling and were completed in time for the weekend. The window fitter came to site on Wednesday to commence with the window installation. Inside the building the insulation team began laying the insulation to the agreed areas.

At the start of the week, the timber framing team continued to battle the elements at the appropriately named 'Windy Bank' site ! They were working their way through all the finishes to the timber frame structure.
On Thursday the roofer started with us, and by the weekend the building will be water tight.
Next week the tiles will be delivered and we can then start tiling the roof.

Early last week, the timber framing team were going like trains to get the roof trusses ready for the crane lift on Thursday. They were joined on site by the scaffolders on Wednesday, who were on site to scaffold the next lift up for the team to erect the first floor panels. Thursday came and went with the guys achieving all the necessary works that went along with the final crane lift. When we left site on Thursday evening the first floor panels and all the roofs were in position and fixed down. Friday saw the fascias and soffits, and the line and levelling of the timber frame panels getting underway.
This week will see the finishing touches to the timber frame take place…

Monday saw the start of the sole plates being fixed down for the arrival of the timber frame on Wednesday. We were all ready and raring to go on Wednesday when the crane and the first delivery of timber frame panels arrived. The guys worked hard to get all the ground floor panels unloaded and in place by the end of the day. Thursday we were erecting the smaller panels in readiness for the next crane and delivery of panels on Friday. Friday we had another hectic day with the floor cassettes arriving early morning and the roof trusses being delivered mid afternoon.

We have been battling against the weather recently but have managed to keep our heads down and we prepped and poured the concrete floor slab to the ground floor a week last Friday. That brought us nicely onto the scaffolders starting last Monday and this week we have got the timber frame contractors arriving on site to start erecting the timber frame. Lets hope the weather is on our side when the crane arrives.

Over the past couple of weeks, the ground workers have been getting stuck in and laying all the drainage so they can put stone around the building, ready for the scaffold starting the middle of this week. The concrete beam and block floors got put down last week, so now the guys are putting the gas membrane down and dropping the floor insulation on top. We can then pour the concrete floor slab this week.
The bricklayers have been back on site, setting out the block up stand for the timber frame to sit on, and this also acts as a barrier for the concrete when it's poured. This sets us up nicely for the timber frame to start next week....

The foundations have now all been poured at Second Avenue, and we are well underway with the foul and surface drainage connection in the road.
Prior to this, we completed a cut and fill exercise to bring the ground up to formation level.
We have also drilled and grouted approximately 70nr boreholes to stabilise the ground, as history shows there was potentially old mine works in this area.
Next week we will be completing the outfall connections in the road, and commencing internal main drainage, including the storm water attenuation tank.
We would like to take this opportunity to introduce ourselves as Wates Living Space. We are a Building Contractor working in conjunction with Kirklees Council, and have been appointed to build 6 new homes on the vacant piece of land on Second Avenue, Hightown, Liversedge.
